Proprietors Crossing
PROJECT DETAILS
Restoring a landmark residence for modern living.
This project involved the restoration of a 22,000 sq ft landmark residence in New Canaan, originally designed by Jim Gearity and Frank Knight. After years of neglect and vacancy, the property required a comprehensive transformation to restore its integrity and reposition it as a functional, modern luxury home. The goal was to preserve its architectural significance while adapting it for contemporary family living.

THE GROUNDWORK
WHERE WE STARTED
Comprehensive restoration and reconfiguration to return the home to integrity
The project began with a full interior restoration, addressing damage from years of neglect, flooding, and prior alterations. Central to the work was the reconfiguration of the kitchen and great room to better support modern family living, alongside the renovation of the principal suite, including a reworked bedroom and custom closet. The entry hall and reception rooms were also modernized, bringing greater clarity and cohesion to the home’s primary spaces. Beyond the core living areas, multiple specialty spaces were converted and enhanced, including a home theater, gym, attic retreat, and wine cellar. HVAC and core mechanical systems were repaired and upgraded, while the garage and ancillary spaces were completed and refined. Structural and finish improvements were carried out throughout, restoring a consistent level of quality and cohesion across the home.

THE BLUEPRINT
WHERE WE HEADED

Restoring integrity while rethinking how the home lives
Our approach focused on restoring both the architectural integrity and livability of the home. We began with remediation and infrastructure upgrades to ensure the property was safe, functional, and inspection-ready. From there, we rethought the internal layout to improve flow, clarity, and usability—particularly in spaces that were originally designed more for scale than everyday living. By balancing preservation with thoughtful intervention, we were able to modernize the home while respecting its original character and intent.
